Q: What utilities are included in the rent?
A: Heat and hot water are included. You will receive a monthly bill from ConEdison for electricity and gas. Our leasing department will set up your ConEdison account for you at your lease signing. Tenants are responsible for setting up phone, internet and cable service; however, we will provide incoming tenants with contact information for these services. Satellite television and Verizon FiOS are currently not available in our buildings.


Q: What are the salary/yearly income requirements for apartment applicants?
A: Typically, we require that the applicant’s annual earnings are 40 times the monthly rent. We will accept guarantors that earn at least 80 times the monthly rent. In a roommate situation, incomes can be combined. All applications are reviewed on a case-by-case basis. Applicants may be considered if they can demonstrate other sources of income or assets, or if they provide an additional security deposit.


Q: How do I schedule an appointment to view an occupied apartment?
A: Please call the leasing department at (212) 570-2400 x 2 to make an appointment. We do not schedule appointments made by e-mail. All appointments are scheduled 24 hours in advance.


Q: Do you offer short-term or long-term leases?
A: Our apartments are only available for one-year leases. Most tenants are offered the option to renew at the end of the lease.


Q: Is it possible to place an apartment on hold?
A: We are unable to hold apartments for applicants. If you decide you would like an apartment, you should complete the rental application form and submit the $100 application fee.


Q: I am a foreigner residing in New York on a work visa. Do I qualify to rent an apartment?
A: We typically accept international applicants with additional security or a U.S.-based guarantor.


Q: I am a student – can I rent an apartment?
A: We typically accept students with a U.S. guarantor and/or additional security deposit.


Q: I received a broker’s listing for one of your apartments, but the information provided is different than on the Eberhart Brothers’ web site.
A: Unfortunately, we cannot guarantee the accuracy of any information that is not published on our web site or by our staff.


Q: Are there laundry machines in your buildings?
A: All of our properties are within steps of local laundry services, however our buildings do not have public laundry machines. Most of our penthouse apartments, though, have a washer-dryer in the unit, which is indicated on the listing. 370 Central Park West has a laundry room in the building.


Q: Are pets allowed?
A: We allow cats, but we do not allow dogs in our buildings.


Q: Do your buildings have doormen?
A: Our buildings do not have doormen, with the exception of 370 Central Park West.


Q: Are there elevators in the buildings?
A: The majority of our buildings are pre-war walk-up buildings. However, 92 Grove Street and 370 Central Park West have elevators.


Q: Can additional walls be built?
A: We do not allow conversions, but tenants are free to creatively equip their apartments according to their lifestyles without making any structural changes (i.e., curtains, screens, etc.).
